Well we’ve done – it put an offer in on the house whose view we’ve fallen in love with! It’s Labour Day here in New Zealand, so my partner was off work. We got a call from the agent saying that someone who’d spent an hour at the property at the Open Home yesterday (which we couldn’t go to because we were dancing), was returning with a builder tomorrow.So we met at her office and filled in an offer. It’s easy enough to do an an offer – you tell the agent the price prepared to offer and any conditions.Ours is a pretty “clean” offer ie. no finance clause: just approval of title, building report and a “LIM” – to make sure the local Council is happy with any works that have been done.The issue will be the price – we are significantly under the “buyer inquiry over” figure – but I can justify the amount offered based on previous sales.Maybe someone else will offer more, and then we’ll lose – in fact we suspect that unless we’re the only offer we wouldn’t get the house. Even if we are the only offer there is the very real chance that the vendor will do a “toy toss” and refuse to negotiate, hoping they will come back with a counter-offer.After all the property has been on the market for 10 months and is empty!
